As the Hard Services Manager at CBRE, you will be responsible for leading the technical operations and maintenance of building systems across our client portfolio in Barcelona. Your key duties include:

• Overseeing all hard services including HVAC, electrical, plumbing, fire protection, and vertical transportation
• Developing and implementing preventive maintenance programs
• Managing a team of technicians and contractors
• Ensuring compliance with health, safety, and environmental regulations
• Monitoring budgets and controlling operational costs
• Coordinating with clients to address technical issues and improve asset performance
• Reporting on key performance indicators and service level agreements
• Driving energy efficiency and sustainability initiatives

• Minimum 5 years' experience in hard services/facility management
• In-depth knowledge of M&E systems, building regulations, and maintenance best practices
• Proven ability to lead teams and manage subcontractors
• Strong financial acumen with experience in budget management
• Excellent communication and client-facing skills
• Proficiency in facility management software (e.g., CAFM, CMMS)
• Relevant technical degree or professional certification (e.g., CIBSE, IFMA)
• Fluent in Spanish and English (written and spoken)
